The Realty Program is carried-out by the San Carlos Apache Tribe’s Office of the General Manager Land Use Department. This Office handles all inquiries about Residential and Commercial Leases/Permits for land on the San Carlos Apache Reservation.These are the steps to acquire land for Residential Use. Please inquire with the Land Use Office for Business or Commercial Leases/Permits.
APPLICATIONS CAN BE FILLED OUT AT THE LAND USE OFFICE. THIS IS NOT THE APPLICATION.
Step 1
The Applicant must be an enrolled member of the San Carlos Apache Tribe.
Step 2
The Applicant must identify three sites he/she may be interested in applying for a residential permit within the boundaries of the San Carlos Apache Reservation.
Step 3
The Applicant must visit the Tribe’s Office of the General Manager, Land Use Department, in San Carlos, Arizona, to identify if the site that the applicant is requesting is available for a residential permit. To start, the Applicant must:
1. Bring his/her Tribal Identification card or a current certified copy of a Certificate of Indian Blood issued within the last 6 months from the Tribe’s Enrollment Department.
2. Make an appointment with the Land Use Department, by calling (928) 475-4644/4639/4647. A maximum of two people will be allowed to enter the building for the scheduled appointment. No minors under the age of 18 will be allowed to enter.
Step 4
During the appointment, the Land Use Department will review the applicant’s identified areas. If the land is not available, the Land Use Department will show areas of availability.
Step 5
The Applicant must fully complete the residential permit application in the office. Applications cannot be emailed, faxed or mailed out and must be completed in the office.
Step 6
If the requested site is available, the completed application will be presented to the San Carlos Planning and Zoning Committee for review and approval of the site location.
Step 7
If the site is approved by the Planning and Zoning Committee, the application will be sent to the Tribal Environmental Departments, Archeology and Wildlife Biology, for an environmental review.
Step 8
Once an environmental clearance is received, the Land Use Office will contact the applicant to inform him/her if a preliminary approval has been received. A formal letter will be provided to the applicants of next steps. Then, the applicant must obtain a survey of his/her home site at his/her personal expense. A list of individuals who conduct surveys will be attached to the applicant’s letter.
1. The applicant is responsible for the cost of the survey.
2. Surveys must be submitted to the Land Use Office within 6 months of the date of preliminary approval. Failure to submit a survey within those 6 months of the date the formal letter was dated will result in the applicant’s application being denied. The land site will then be available for others to apply for a permit for the site.
Step 9
When the survey is returned to the Land Use Office, the Land Use Office will compile the required documents and will submit to the San Carlos Council for review and approval, pursuant to a Certified Resolution.
Step 10
If the Council approves, and when the Certified Resolution is received, the Land Use Department will send a letter to the applicant and instruct the applicant to provide payment to the Tribe’s Finance and Revenue Department for the permit fee of $25.00 for 1 acre or less. For two acres of land, the permit payment will be $50.00 payable to the San Carlos Apache Tribe. Receipt for payment must be provided to the Land Use Office
Step 11
Once the applicant provides his/her receipt to the Land Use Department, the applicant must return to the Land Use Office to sign his/her Residential Permit. Once the applicant signs the Permit, the Land Use Department will provide a signed-executed copy. At that time, the applicant can begin the construction of his/her home and request for utility hook-ups.
